There are a couple different things you’ll want to be on the lookout for if you’re considering a roof replacement or if you are concerned with preventing problems before they grow into headaches.

You’ll want to start by checking your attic. The inside of your attic will be one of the easiest ways to tell if your roof is on it’s last leg. Equipped with a trusty flashlight, climb up under your roof and look for stains or streaks on the wood that might represent water penetration. If you can climb into the attic during the daytime, look for beams of light piercing through. These are sure signs of an impending leak. Another sign of damage to your roof is if you can notice a sag in the roof or supporting structures. This can represent damage to the framework of the roof, jeopardizing its structural integrity. An external indication that you may need to consider a new roof is if there is extensive damage to the shingles. One last rule of thumb is if your roof is over 20 years old, you’ll want to pay extra close attention as the typical asphalt shingle roof only lasts 20-25 years.

Some people will opt for a second roof layer to be installed over top of the first. While this can be cheaper and quicker in the short term, in can lead to bigger headaches later on as this in and of itself doesn’t resolve any surface irregularities from the original roof. It can be done, and if you really want to cover your old roof, we have techniques for minimizing the detrimental effect an irregular roof with bumps or bubbles can cause to the new roof.

We recommend tearing off the old roofing and replacing with a brand new one. This minimizes the stress on the roof framing as it only has to support one layer and we can repair any structural deficits that were hiding in the dark beneath the old roof.

Asphalt Shingles
These are some of the most popular and widely available options for roofing. They are relatively easy to install and work well if your roof has a steep pitch. They are fire resistant and come in a variety of textures and colors to meet your aesthetic.

Metal Roofing
Likely one of the most durable and capable roofing materials, a metal roofing will withstand even the harshest of conditions. Metal roofing is often installed in one of two styles: standing seam or shingles. Standing seam metal roofing is made from interlocking metal panels. Metal shingles are cut to resemble the traditional asphalt shingle but offer increase fire resistance and durability.

Slate roofing
One of the heaviest roofing options, slate roofing is incredibly durable. Made from carefully broken stone, slate is known for it’s waterproofing ability and long lifespan.

Wooden Shingles/Shakes
Wooden shingles are cut uniformly and wooden shakes are sawed off to give your roof a more rustic appearance. This roof does require a bit more care than others, but also offers some of the most unique curbside appeal and will turn your roof into an aesthetic masterpiece.

Rubber shingles
A visually comparable option to traditional asphalt shingles, rubber roofing is eco-friendly providing a use for recycled rubber products that would otherwise sit in a landfill. Rubber requires a bit less maintenance than asphalt with a similar lifespan making it an attractive alternative.

Tar and gravel roofing
One of the most popular options for a flat roof, tar and gravel effectively prevents standing water penetration and is made from multiple layers of tar paper and liquefied asphalt.
